The classic route, and usually the highest price.
Your home goes on MLS with professional photos, showings and open houses. It reaches the most buyers, and more buyers is usually what drives the price up.
Pricing is where this route is won or lost.
“When I list a home, I price it three different ways, and I’m working on a fourth.”
Sometimes. On average my listings have closed at 102.1% of the original list price. The starting price matters more than anything else, which is why I check it three ways.
Sold quietly, without ever appearing online.
Your home never goes on MLS, Zillow or Redfin. I bring it directly to buyers and agents I know are looking, and you only show it to people who are serious.
The trade-off is reach. Fewer buyers see it, so there can be money left on the table. If I think that's the case for your home, I'll tell you.
Not always, but it's the question to ask. I'll show you what I think your home would bring on the open market and off-market, side by side, so you can decide with both numbers in front of you.
When the land is worth more than the house.
Older homes on good lots often get the strongest offers from builders. I bring builders to the table, often several at once, so they compete for your property.
My job is to get you the strongest offer and the cleanest terms. I'll walk you through exactly how a builder sale works when we sit down together.
Ask me. I'll compare what your house is worth as it stands with what the land is worth to a builder, and show you both numbers.
Not sure which fits? That's the first thing we'll figure out together.
